Free roofing contract template

Put the roof in writing before the tear-off starts. This template covers the scope by roof section, the shingle and underlayment you quoted, the payment schedule, who pulls the permit, and the two warranties a roof carries. It also has the clauses generic contract forms leave out, including a decking replacement price per sheet and a cancellation window for work tied to an insurance claim. Edit it, then download it as a Word file or PDF.

Change orders
Any work beyond the scope above is a change order. We will price it and get your written approval before we start it.
Workmanship warranty
We guarantee our workmanship for one year from the completion date. Materials are covered by the manufacturer's warranty. This does not cover normal wear, misuse, or work done by others.
Permits
We pull the permits this work requires. Permit fees are billed at cost unless they are already included in the price above.
Cancellation
Either side can cancel in writing before work starts. If you cancel after we have ordered materials or started work, you cover the cost of the work done and the materials bought up to that point.
Dispute resolution
If something goes wrong, both sides agree to talk it through in good faith first. If that does not settle it, we will use mediation before going to court.

FAQ

Common questions

Is the roofing contract template free?
Yes. Fill it out and download it as a Word file or PDF. No signup, no watermark.
What should a roofing contract include that a general one does not?
Four things worth adding: a price per sheet for decking you find after the tear-off, the split between the manufacturer's material warranty and your own workmanship warranty, who pulls and pays for the permit, and a written change order process. If the job runs through an insurance claim, your state may also require specific cancellation wording.
Can the homeowner cancel after signing?
Often yes, and the window depends on your state and on whether the job is tied to an insurance claim. Florida, for example, sets specific cancellation windows for agreements that assign insurance benefits. Check your own state rules and put the right window in the contract rather than guessing.
Is this legal advice?
No. This is a starting template, not legal advice. Roofing contracts tied to insurance claims are regulated differently state by state, so have a lawyer review your terms before you use them on real jobs.
